That Whole Foods condo project will open in 2009. These people are professionals and all, but doesn’t that sound like a risky proposition given all the condo development. Is Washington and Hennepin such a great location (”Enjoy a spectacular view of the Miller-Meester building!”) that people will want to live there even in a condo glut?

I, personally, was amused by the City Pages article about the poor, oppressed white people in North Minneapolis.

Here’s a suggestion: If you can’t afford to maintain your property, maybe it’s time to consider cashing out.

Does Milliken have a minimum threshold for pre-sale condos before he breaks ground on this project? Will he go ahead with the whole foods even if the condos aren’t selling?

Looks like Nick Coleman will no longer be invited to RT’s cocktail lovefests.

That Coleman column is crazy. He doesn’t even mention Al Flowers by name, or address the fact he had to be physically restrained. Okay, I can understand that Coleman wanted to concentrate on Rev. McAfee, but it’s dishonest to suggest “the other guy” was some sort of unidentifiable man off the street, rather than one of McAfee’s fellow “community leaders.”

Since modifying wikipedia entries is all the rage… I’m wondering if anyone on here wants to start modifying my page. I’d do it myself, but I don’t want to get busted by the wikipedia police.

Or maybe Max’s page. And why isn’t Rex on there? He rates a page, doesn’t he?

My Wikipedia page seems pretty up-to-date.

I don’t think you can get a building permit in Minneapolis until the building is 50% sold. So if he starts building, I guess you can assume it’s at least half sold…

One might ask why RT was having a grandstanding press conference in the first place instead of just starting the program, and then having a press conference later if it worked.

But, that’s what politicians do, I suppose. Press conferences instead of actual performance.

yeah JW, cuz that would be better…implement a secret program which targets black gangs. riiiiight.

I think a secret program in north Mpls to catch all those gun slingin’ crack dealin’ Edina housewives would somehow be less effective.

I agree that Coleman’s an ass, but Rybak should’ve know better than to go to W. Broadway thinking everything would go “smoothly.” He should’ve known there’d be some emotional responses, and he should have been prepared for them. They’ve got speech writers all prepped for that kind of stuff anyway, don’t they? ha!

JW, i should’ve said “could you imagine the outrage if it was discovered RT’s troops were secretly targeting blacks.” sorry for the cofusion.

i’m so conflicted on RT. on the one hand, he’s a really decent guy, loves the city, and does a good job, IMO. however, i wonder if he’s the right person for the city right now. sometimes i think we need a kickin-ass, takin names type of mayor who will stand up to the al flowers/nick colemans of the world.

I don’t think you need a 50% presale threshold to get a building permit. You do need about 40% of the units sold / reserved to get a loan to start construction though. I hope this building has better luck that the Nicollet. It looks like they only have 60 reservations out of 350+ units. Not good at all.

This is not true. In the current atmosphere of Minneapolis realty and lending, most banks will require 50% presales before signing off on a loan, but the City has no such requirement before issuing a building permit.

However, that is only true if you’re using a bank or other traditional methods of financing a project. If you’re independently wealthy, or are backed by people who are, you can go full steam ahead. There are a few developers around town who operate like this.

This project probably gets a little bit of financial help from Whole Foods, and from what I’ve read, they don’t intend to even start selling the condos until well after they’ve started construction.

The problem with Minneapolis is that the majority of people who vote don’t live on the North side, so it’s treated like a separate city. That is until crime starts dropping there, and then the gentrification process starts all over again. In 50 years, South Minne will be the new North Minne. You put the quarter in, and the merry-go-round goes up and down…and aroooouuuund. circular, with the lights…

so it goes.

Sadly, Rex is absent from Blogumentary. We got on Rocketboom once though!
